Rider to Rental Lease
Security deposit - shall not be used as rent. Rent to be paid on or before due date ie, lease date. 4% late fee of monthly rent will be assessed after5 day grace period daily late charge of 3% will accrue thereafter. Eviction procedures commence on 5th day;all fees including but not ltd to attorney, court etc to be paid by tenant. Bounced check initial penalty $200; causing rent late;late fees will apply.Owner has right of refusal based on credit check. Vacate morning of expiration of lease. Deposits nonrefundable to hold unit .Utilities to be paid monthly. Renewal – notify in writing 45 days before lease expires.Owner gives 60dys notice to vacate if unit is to be sold; will try to accomodate tenant in other unit.
No smoking or wicked candles - smoke detector will detect
No pets unless written approval by owner.
Nothing to be tossed out of windows/balconies
Dryer - Each time dryer used lint must be cleaned if not dryer will get clogged, stop working and break.Donot use paper softeners - clogs motor.If dryer does not produce hot air stop using and notify me.Washing machine- do not use BLEACH. Drum will damage and emit toxic fumes in unit/ hallway. Leave washing& drying doors open after each use to dry out; ajar door as well. Water leaks report immediately to owner and building. Use only (He) Tide High Efficiency detergent only 1/4 cup or else suds will overflow onto wood floor
Airconditioning/Heater- when leaving condo shutoff unit. If left unattended units may leak water and damage wood floor and floor below.
Mattressess covered with protective bedbug zipper covers as well as mattress pads. Do not remove.
Windows- shut windows when leaving for more than a few days rain will damage wood panes and floor; window panes were sanded and painted do not place any liquids on panes wood will ruin- Shades- Do not pull with force straight down. Gently pull to right/left. If crooked even-out by pulling shade not cord.
Cleaning -damages must be made aware on first day of entering unit.Unit to be received as given plus a 150-250 move-out professional cleaning fee depending upon size/state of unit; extra if pet in unit.Prefer cleaning at least 1xmonth by service Berta 347-235-2956 or if using other notify me. Mirrors use only products without ammonia. Ammonia eats away the mirror. Spot clean carpet only professionally- may damage floor Oven is self cleaning do not use any harsh liquids or brillo just use soap and water or stainless steal cleaner
Furnished - all contents are photographed: leather sofa/lamps/chairs/glassware etc...Do not drag any furniture across the wood floor
Walls-No holes/marks in walls by placing pictures etc. Do not touch up must use same paint as building uses: Sherman Williams super white flat on walls and semi super white on trim &doors. Use only Bona floor cleaner on wood floors.Never place liquids directly onto wood floors they will buckel/ ruin. Apply liquid only onto a mop/ sponge then apply to floor. Highspiky heels on bare wood floor- could damage wood floor with deep indented holes.
Sink disposal not to be used to throw out garbage. ie egg shells, plastic wrappings, paper, carrot peelings etc. Soft Granite do not bang it will chip recently resurfaced. If water drains slowly in bathroom contact building do not unscrew anything.
Showing - Owner/Rep has right to enter to show for rent at reasonable time 45days before lease expires. Will give 24hr notice but could be up to a 2hr advance notice. Tenant shall have no right to occupy Premises or any portion thereof after expiration of lease(morning thereof).In the event Tenant or any party claiming by, through or under Tenant, holds over, Landlord may exercise any and all remedies available to it at law or in equity to recover possession of Premises, and for damages. For each and every month or partial month that Tenant or any party claiming by, through or under Tenant, remains in occupancy of all or any portion of the Premises after the expiration of the Lease, or after termination of the Lease, Tenant shall pay, as damages and not as a penalty, monthly rental at a rate equal to double the rate of Basic Rent and any Additional Rent (payable on a monthly basis)payable by Tenant hereunder immediately prior to the expiration or other termination of the Lease. The acceptance by Landlord of any lesser sum shall be construed as a payment on account and not in satisfaction of damages for such holding over. If the holding over occurs at the expiration of the Initial Term or any Extended Term under this Lease or by reason of a termination by mutual agreement of the parties, the Landlord may as an alternative remedy, elect that such holding over shall constitute a renewal of this Lease for one (1) year at a rental equal to 150% of the rate of Basic Rent payable hereunder immediately prior to the expiration or termination of the Lease, and upon all of the other covenants and agreements contained in this Lease.
